Where vision meets action.
Renovations are so exciting, but decisions can be overwhelming.
In our floor plan review service, we’ll go through your floor plan with you, room by room, and tell you what we'd change, what we'd leave alone, and what gets expensive to change once the construction begins.
Our Approach
Every floor plan makes a promise about how you'll live.
We read yours for the evenings you're hoping for: the long dinner, the friends who linger at the island, the few minutes to yourself when you walk in the door.
We look at whether the kitchen fits how you cook and entertain, whether there's room and storage for the way you actually live, and whether the house will still suit you in ten years, when the kids are older, the parties look different, and your weekends have changed.
To design a home for living well, you must design a house for the habits of the person you want to become.
Why this is important
Most of a project's budget is committed in the first 30-60 days of designing a project. The most expensive line items are the changes made after construction starts.
A plan is easiest to change while it's still on paper. That's the best time to ask what kind of life you want this house to hold: the dinners that run long, the friends who stay the weekend, the quiet morning before anyone else is up, and the lifestyle you'll need supported in ten years when everyone is a little bit order. An hour with the plan now can save you years of living around a decision with regret.
How it Works
1. You send the plan when you book. The plan, photos if the space exists, and a little more context for what you are trying to accomplish in the investment.
2. We review it and mark it up before we meet. You're not paying us to see it for the first time while you watch.
3. Seventy five minutes together, on screen. We will discuss the floor plan room by room, your questions included.
4. You keep the recording and the marked up plan, with a one page summary of what we'd do to make the most of the space.
What we look at
We read the plan the way you'll move through it on an ordinary day. Where you come in with the groceries, and how far it is to the refrigerator. Whether the kitchen has room for two people to cook and where guest can gather comfortably.
More and more, we find place for your home to escape for a quite hour, space to recover from long days, and storage for the life you have, so the counters stay clear.
Most importantly, we look at whether the plan will work in ten years, when the kids are older, the gatherings look different, and your week nights have changed.
